Getting an indication of costs before making any commitment is always a good idea but bear in mind that costs are not the only factor when it comes to choosing your designer.
Experience is a key element and of course you also want a designer that you get along with and understands what you’re after. You might also want a designer that knows how to save you money or to deal with the planners if they are not entirely in favour of your project.
Rather than simply provide a schedule of costs of the various types of plans it is probably a good idea to let you know a little bit more about the design process.
For example, the average cost of design plans for a single storey kitchen extension comes to about £500 / £1,000 plus vat. This involves:
Once all the design work is done the next step is to have the plans submitted to the local planning authority or online at the Planning Portal. This can be done by the homeowner or you can instruct us to do the planning submission which is part of the service. All you have to do is to pay the council fee which is £224 at the time of writing.
You should note that is not simply a matter of dropping off the plans at the local planning office but dealing with the application as it goes through the system which may involve a further site meeting with the planning officer and if necessary a further trip or two to the local planning authority.
That’s about it, that’s what involved but you do need to remember that it is not the designer that decides whether your project gets planning permission or not, that is down to the local planning department.
A feasibility study makes a great starting point for homeowners that are considering extending their property but are unsure what options are available to them, what the planning rules are or whether they require or are likely to get planning.
Costs are another major consideration so it is an excellent idea to get a clear indication of costs for the various options before you make too many plans.

Submitting a planning application, even though it is for a small simple extension, is not a straightforward task and is best left to a professional to deal with.
