Managing your own build project can be an absolute nightmare if you don’t have the time or the right skills suited to the task. The best project managers tend to be surveyors and architectural designers that know their way around the building regulations, know how to work with the various trades and is committed to getting a good job for the client.
Many people mistakenly believe that they don’t need a project manager until it is far too late. Did they have a fixed price contract in place for the build? Did they have a set time for the project to be finished with penalty clauses inserted? These are just a few of the devices that any decent project manager will try to install during the early stages of negotiations with the builders.
You might also want to consider the build route. For example, do you use a main contractor or project manage the build and get the the various sub contractors in to do their piece. You can save quite a bit of money by removing the main contractor but you really need to know how to deal with the various trades and schedule the work to avoid expensive delays and setbacks.
